If I apply for a master's program (MS) in the US, what will be the length of the visa that will be given to me? Is it of 2 years or 5 years?

Is it possible to change your course of study after getting admit? I mean, if one is admitted to MS/PhD in wireless communication but after joining the univ. feels that he wants to study biomedical engineering. Is it possible after joining the university?

What constitutes a potential source of funding to show in the financial document and during visa interview? If one has properties like building, land that any bank can show its worth , will it count as a source of funding for graduate studies? Do the admission committee members and visa officers take it as a potential source? Thanks in advance...
