I am also curious about this! I am applying to a bunch of schools with different deadlines/timelines, but they also seem to have non-synchronized and very short windows where you can make a decision! I am worried that I will be forced to decide on a school before all admission decisions have come out for me to consider all factors such as financial aid and such.

That is exactly what happened to me. One school gave me three weeks so I sent a deposit in case I didn't get into my first choice. I got my first choice acceptance Friday. Between both deposits and all the application fees it's a lot of money!

They should refund a portion of it back. it depends on how long you waited after the deadline. Or is this before the acceptance deadline?

The whole point of a deposit is to make it so that you've got a financial incentive not to switch schools at the last minute on them.
